Project Manager
Position Summary : Project Managers are responsible for coordinating and managing all necessary resources throughout the entire project from start-up through closeout and for ensuring that the Owner's and General Contractor’s expectations and budgetary guidelines are met. Manage projects from beginning to end including overall progress, budgeting, costs and general performance. Communicate with Field Supervisors and Vendors regarding the Project Schedule. Build effective relationships with Clients and Contractors.
Essential Functions:
- Reviews the general contract and contract documents and confirms the budget setup
- Creates a schedule of values and project logs, plans for project safety and mobilization and reviews and validates same with team members
- Maintain and manage all purchase and delivery schedules, shop drawings, document control logs and change order processes.
- Set up and execute buying by defining scope of work, ensuring coverage and coordinating project schedules.
- Write needed riders and purchase orders and confirm compliance with project insurance requirements.
- Manage requisitions and payments including lien releases and payroll and maintains best possible cash flow throughout the project, communicating issues proactively.
- Delivers all necessary manuals, consolidates documentation, manages subcontractor closeout, transfer, and punch list process
Required Competencies:
Ability to multitask while remaining highly organized. You should thrive in a fast paced environment. Excellent problem solving and decision making skills. Computer literacy and construction estimating required. You must be able to read and interpret architectural drawings. We are looking for you to be a highly motivated self-starter with excellent verbal and written communication skills. You should have knowledge of all construction phases and have a working knowledge of all local building codes.
